We often work with property developers to turn sites awaiting development into temporary car parks. This enables developers to generate a good revenue stream whilst waiting for the planning permission or finance needed to start work on a site. One major property developer, working with TCP, has generated a return of £100,000 per annum from one site which otherwise would have remained unused and generated no income whatsoever.
In addition to joint ventures, TCP can also help landowners and car park owners generate additional revenue through a number of routes:
buying the land from them to set up a car park
leasing the land, thereby guaranteeing the owner a guaranteed level of revenue
self-enforcement: operating a split revenue scheme with retailers in which they use their own security guards for enforcement but use the TCP Penalty Charge Notice system and divide the income. TCP successfully operates a number of these schemes including Braehead in Glasgow and two Nottingham hospitals.
